You want to sell your home fast. You want to get a good price. So you ask, “what can I do to make that happen?” Buyers today are savvy and will look at the littlest detail of your home, so it’s important that you do a thorough check prior to any showings. With just a little bit of creativity, you can stage your home to sell quickly and at top dollar.
The Outside of Your Home
This is the first part of your house that potential buyers will see. As the old saying goes, “first impressions make a lasting impression.” What can you do to make it more attractive? Take a moment to make an objective opinion about the exterior of your home.
The Building
- Check siding, trim, and doors for peeling paint
- Wash and touch-up where needed
- Repair or replaced loose or damaged shingles
- Clean and replace/repair all screens and windows
- Clean gutters
The Yard
- Make sure the lawn is neat and the shrubs are trimmed
- Remove any dead limbs from trees
- Plant flowers along the walkway and near the front door
- Check the fence; does it need repaired or repainted?
Miscellaneous
- Patch any holes in the driveway and sidewalk; wash both
- Clean out the garage/shed; neatly arrange items inside
- Do the entrance light and doorbell work properly?
The Inside of Your Home
- Pretend that potential buyers are guests coming to check into a fine hotel. You’ll want to make sure that every room they visit is spacious, organized, and bright.
Possible Repairs
- Fix any cracks in the plaster/walls
- Tighten any loose doorknobs, hinges, towel racks, and outlet covers
- Fix sticking or squeaky doors and windows
- If needed, replace caulking around the tub and sinks
- Fix leaky faucets and remove any water stains
Cleaning
- Wash the walls, ceilings, and trim. Don’t forget the baseboards and in corners!
- Shampoo your carpeting, and wax the floors
- If necessary, professional clean your draperies and curtains; clean the blinds
- Bathrooms must sparkle!
Organize
- Throw away anything that you’re not taking with you
- Clean the basement and attic to appear as roomy as possible
- Arrange the kitchen cabinets in a neat and orderly fashion
- Remove the clutter from your countertops in the kitchen and bathroom(s)
- Remove any items in the home that you are planning to take with you, such as coordinating draperies, light fixtures, etc.
